We will pay the legal fee as agreed with Optima Legal to act on your behalf and on behalf of the Society in connection with your house purchase and mortgage. This fee does do not cover any disbursements such as search fees, Land Registry fees and stamp duty land tax, which may be applicable. There will also be a CHAPS fee (Telegraphic Transfer Fee) payable for the funds to be sent to Optima Legal and there may be other administrative fees or CHAPS fees for which you'll be responsible.
Please note that the fee we will pay Optima Legal is for dealing with a straightforward purchase of a registered freehold (in Scotland heritable) or leasehold property and as such does not include fees due for any additional services e.g. work required in connection with leasehold properties such as any notice fee payable to the Landlord or costs of first registration. Please note that the examples given are not the only additional services which may be needed and which will be payable by you, as a result of your application.
This legal service only applies for applications made directly to the Society, and is not available for applications made via an intermediary or other third party. Optima Legal must be used for this legal service (and you must qualify for the mortgage product).
If you use this service and your purchase and mortgage does not complete, then any reasonable costs or fees which Optima Legal has incurred will be payable by you.
