Legal Service for first time buyers

When you take a first time buyer mortgage product, you may choose to take advantage of our Legal Service for first time buyers. In this case we will pay part of the legal costs as agreed with our legal adviser in completing the purchase and mortgage. These costs are limited to their fee for carrying out the legal work in a straightforward case where the title to the property you are buying is registered freehold (heritable in Scotland).

Please note: our payment does not include the costs and expenses associated with completing the purchase and mortgage. This includes legal work such as

  • Registration fees
  • Search fees
  • Stamp Duty
  • Other costs such as additional insurance to cover defects in title, or additional legal work (especially relating to leasehold properties) found to be necessary, or
  • Costs of first registration (if necessary), including any additional legal work necessary
  • Costs of any legal adviser instructed by you

These costs will be your responsibility.

This service only applies for applications made directly to the Society, and is not is not available for applications made via an intermediary or other third party. If you use this service and your purchase and mortgage does not complete then any reasonable costs and fees which our legal adviser has incurred will be payable by you.
