We lend against purchase price, open market vacant possession, or investment valuation - whichever is lowest.

  • All loans are subject to status and secured against property. Sometimes, other additional security may be required. We do not lend to offshore companies. Your interest rate will be linked to the Bank of England Base Rate, or you can choose from a range of fixed rates (early repayment charges, an arrangement fee and other fees will usually apply).


We provide:

  • Loan terms from 5 to 25 years
  • Loans from £500,000 up to £20,000,000 maximum per portfolio.
  • Up to 75% LTV
  • Repayment, part & part and interest only payment options
  • No compulsory insurance arrangements (fees and conditions apply)
  • No requirement to transfer your business bank account

Our charges

Early repayment charges

You can pay off your mortgage early whenever you want, but you will have to pay an early repayment charge if you repay all or part of your mortgage within a specified period. Additional interest will be payable in the event of early redemption of the mortgage. FAQ's

I am buying a commercial property as an investment that already has a tenant in place with a short lease remaining. Will you lend beyond the length of the lease to the tenant?

We are happy to consider lending beyond the length of the occupational lease. To do this, we’ll need to understand the transaction as a whole and your own financial status.

We’ll then work to find a suitable proposal; in some instances this may mean providing a loan at a lower Loan to Value or over a shorter mortgage profile to mitigate the risk of a short remaining lease to the occupying tenant.
