Your home may be repossessed if you do not keep up repayments on your mortgage.

If you are an existing mortgage customer and you're thinking about moving home, you may be able to take your current mortgage deal with you to your new property. This is called 'porting your mortgage'.


Porting your mortgage effectively pays off your existing mortgage and transfers your deal to your new property.

What are the benefits of porting a mortgage?

Keeping your current interest rate - if your current rate is lower than what's available, you can keep it until the end of the deal term.

Simplifying the paperwork - we already know you, and although we will need to do some checks again, we have a lot of your information already. This means less new paperwork and could help speed up the process.
Avoiding early repayment charges - if you're on a fixed term mortgage deal you could avoid paying early repayment charges or have them refunded. You have to complete the sale of your current property and purchase your new property, within 6 months.

What porting means for you

Is my mortgage portable?

Check your mortgage offer letter to find out if your mortgage deal is portable. If you can't find it, just call us to find out.

How do I port my mortgage?

Call us or book a telephone appointment online. We will discuss your options, then you can apply to port your mortgage.

How much does it cost to port a mortgage?

There is no fee to port a mortgage.

As with any mortgage application, you may need to pay:
property, legal or conveyancing fees
a product fee if you borrow more
early repayment charges, though these may be refunded.

Will there be financial checks?

Yes. We'll carry out standard checks to make sure
the mortgage deal is affordable for you
you still meet our lending criteria for your ported mortgage deal.

Borrowing amounts

Borrow the same or less

When you port your mortgage you can move the whole mortgage or change the amount you borrow.

If you pay off some of your current mortgage when you port your deal, you may have to pay early repayment charges.

Changes to your property value

If your new property is worth the same or more than your current property, your mortgage deal will stay on the the same terms and interest rate.
If your new property is worth less than your current property, you may not be able to port your whole mortgage on the same terms and interest rate to your new property. Part of your mortgage might need to move to a new deal.

I would like to borrow more

You could top up your mortgage amount by taking out an additional mortgage deal to buy your next property.

To apply for the top up amount you will need to meet our lending criteria. As with any mortgage application, we will do affordability checks for your new mortgage deal.

To work our how much more you need to borrow, use this sum:
New property value minus Current property value equals Extra borrowing amount.

You may have to pay early repayment charges if you don't buy and sell on the same day. These will be refunded as long as you complete on your new property within 6 months.

Will I pay early repayment charges

If you borrow less

If your new mortgage is smaller, you’ll pay an early repayment charge on the part you don’t take with you.

If you borrow more

If you increase your mortgage, you won’t pay any early repayment charges.

If you borrow the same amount

If you move your full mortgage over on the same deal, you won’t pay any early repayment charges.
If part of the mortgage has to go onto a new deal you will pay an early repayment charge. This includes when the new property is worth less.

If your sale and purchase don’t complete on the same day

You’ll need to pay early repayment charges on your full mortgage. If your new purchase completes within 6 months, we’ll refund the charge on the part you’ve moved.

Will I need a conveyancer or legal advice to port my mortgage?

When you port a mortgage, you will need a conveyancer to carry out the legal work for you.
You can use our conveyancing service to find a conveyancer, or you can choose one of your own. If you decide to choose one of your own, they must be on our approved panel.
If you use our conveyancing service, you’ll get a range of quotes from up to 60 firms. The service is completely independent, and you will have your quotes within seconds.
