Release of Funds

The Society releases its advance funds by means of CHAPS on the working day prior to the proposed completion day. This has the following benefits:

  • Cleared funds are available on the day of completion without the delay which may be experienced if funds are released on the day of completion
  • Funds will be paid direct to your bank account avoiding the need for you to present a cheque for payment.
  • Any delay in the expected completion date can be notified up to two days before avoiding the need to return cheques to the Society which may have been issued several days in advance of the completion date.

Please note that the CHAPS fee forms part of the Mortgage Application Processing Fee payable at application by the borrower and is not deducted from the mortgage advance.

To enable us to release funds to you it will be necessary for you to provide us with your client account bank details. Please inform us as soon as possible of any subsequent amendments to your banking arrangements.

Request redemption statement or title deeds

You can request a redemption statement and/or title deeds using our secure online form:

 

Redemption statements will be sent to you by fax. This will normally be on the same day if we receive the request before 1pm and on the following working day if received after this time.

Charges

There is no charge for the first requested redemption statement per mortgage account, however a £10 fee will be applied to the account for any subsequent requests.

Please note that mortgage payments will only be included in the redemption figure once the funds have fully cleared. This takes 5 working days from the date the payment is made to the mortgage account. You should confirm with your client whether a payment has been made in this period as any subsequent redemption statement request which is necessary due to the non-appearance of an uncleared payment will incur a £10 fee.

Redeeming by cheque

If you decide to redeem by cheque please ensure that you use the redemption figure stated under 'Redemption payment by cheque'. In addition please include sufficient daily interest to allow for postage where payment is made by cheque.

Title Deeds

Title Deeds will be sent out by Recorded Delivery on the working day following receipt of the request. We do not hold title deeds for any properties in England and Wales where the mortgage completed after January 2004.

Join our panel

To join our panel of conveyancers you will need to complete an application form.

All completed applications should be sent to:

Please note

  • All solicitor applicants located in England and Wales who apply to join the panel will require Conveyancing Quality Scheme (CQS) accreditation.
  • Admission to the Panel will be on the basis that you will undertake to notify the Society in the event of any change in the accuracy of the required information.
  • Participation in the Society's Panel of Conveyancers is at the absolute discretion of the Society. The Society may accept or reject any application without giving any reason.
  • Membership of the Society's Conveyancing Panel can be terminated at any time without notice by the Society in the event of a Disciplinary Tribunal decision or where a firm has not acted for the Society in the grant of a mortgage for a period in excess of one year.
